CARPET MAINTENANCE SPECIFICATIONS

Execution:

Description of Work:
Carpet and Textile cleaning service. Occupied or Unoccupied spaces shall be cleaned per manufacturers specifications, in accordance with the Institute of Inspection Cleaning and Restoration Certification Board (IICRC) and the Carpet and Fabricare Institute (CFI) standards.

Quotation of the installation shall be submitted to the owner under the following parameters:

1.) All work to be done off (non-business) hours, nights and weekends

2.) Each maintenance service shall leave the area in normal working order with all furniture in original locations.

3.) Each installation session shall leave the area in normal working order with all furniture in original locations, i.e. no areas may be left ripped-up or with furniture not in original location.

4.) No phones or electronics of any kind shall be unplugged.

Quality Assurance:
All supervising technicians are to be certified under the Institute of Inspection Cleaning and Restoration Certification Board (IICRC) regulation.

Maintenance Techniques:
Soil management program is to use a combination of methods tailored to a particular facility’s needs. Cleaning frequencies are based on the specific needs of trafficked areas in each facility.

Hot Water Extraction
Hot water extraction is the desired method for removing soil and residue from nylon carpet. This system is based on injection of water and cleaning agents into the carpet, which suspends the soils and contaminants in the solution for easy removal by a built-in vacuum system. Carpet is to be prepared by vacuuming and pile lifting. When operating the extractor it is important to make several passes with the solution valve off to remove as much moisture as possible, always being careful not to over wet the carpet. Drying fans are to be placed on wet areas during cleaning to allow the carpet to dry as long as possible. Complete the procedure with a thorough pile lifting.

Pile Lifting
Heavily trafficked cut-pile products should be pile lifted weekly. Looped products require less intensity and can be pile lifted less frequently. Pile lifting should always be used to precondition carpets for general cleaning. For best results, apply the pile-lifter machine against the lay of the pile.

Crystal Dry Application
The Crystal Dry method of maintenance is a low moisture procedure similar in some respects to the dry extraction method. Preparation should always include vacuuming and pile lifting. Crystal Dry can be applied using an electric sprayer or a simple pump garden type sprayer. The carpet pile is then agitated to gently brush the solution into the fiber while dislodging and dispersing accumulated soil. Allow time for the solution to dry and to form the encapsulating crystalline formations around the fiber, effectively trapping soils and contaminants. Drying time will vary according to several factors including humidity, air flow and air temperature but can normally be expected to be between 30 and 45 minutes. Proceed with vacuuming and finish with pile lifting.

Bonnet Cleaning
Bonnet Cleaning is to be used with discretion, and only in very heavily soiled areas. The bonnet cleaning method recommended herein is a modified system adopted specifically for situations that involve heavy or unusual soiling and should not be used as a single step process. Used either with a brush attachment (for rotary agitation of surfactant) or a soft cotton pad (for aiding in removing wicked soil after extraction). The hot water extraction method is generally most desirable for these situations. Improper treatment can damage yarn and fiber.

Dry Extraction
The low moisture dry extraction method is a safe, easy and effective method for handling maintenance on a regular basis. The procedure does not leave the carpet wet and allows for immediate access and traffic.
Carpet it to be thoroughly pile lifted or vacuum prior to pre-spray. Spread Dry Extraction Compound into
the carpet and brush the carpet according to the manufacturer's instructions. Allow 30 minutes for drying before vacuuming particulate and soil from the carpet.

Solutions:
All solutions to be used during carpet cleaning and services must be approved by the manufacturer. Material Safety Data Sheets shall be carried at all times with solutions and provided to client upon request.

Submittals:
All maintenance bidders must supply the following items:

1.) Provide compliance letter from officer of bidding company on company letterhead stating that
your company meets the installation criteria of this specification.

2.) Provide detailed proposal outlining suggested services.

Provide color-coded floor plans of the facility detailing each area to be services, including frequency suggested.

4.) Provide verification of workers compensation and liability for all employees staffing the
project.

5.) Provide a certificate of insurance with a minimum $3,000,000.00 coverage.

Inspection and Acceptance:
Upon completion of every service a representative of maintenance company is expected to inspect and verify the completed work, and confirm client satisfaction.
