SERVICE SPECIFICATIONS - BROADLOOM CARPET

1.1 DESCRIPTION OF WORK

1.Scope of Work

1. Provide all carpet installation work including stairs as required by the Contract Documents.

2. Filling of rough and uneven floor surfaces is part of the work of this section.

3. Sweep, mop, and vacuum floor of all loose granular debris.

1.2 QUALITY ASSURANCE

1. Trade Contractor -- firm with not less than five (5) years of successful carpeting experience similar to work of this Section and recommended, trained and approved by the carpet manufacturer. Submit letter from carpet manufacturer stating certification qualifications and acceptance.

2. Participate in an environmental program including responsible carpet removal, accumulation, and redirection of all removed materials out of landfill.

3. Journeyman Installers shall be certified as to receiving a minimum of 4 years training through a certified training program.

4. Trade Contractor must supply proof of insurance, and worker's compensation certificate.

5. Trade Contactor must provide five (5) current project references with scope, date and customer contact with phone number in compliance letter.

6. Shop Drawings - Submit shop drawings for areas to be carpeted; showing installation of carpeting, seam diagram, pattern direction, necessary installation accessories, and provisions for work of other trades. Show location of different patterns or styles of carpet. Also, show locations of any threshold conditions. Electronic drawings are mandatory. Manual drawings are not acceptable.

1. The end user or architect/design firm will supply accurate and reproducible prints on request, to facilitate shop-drawing preparation.

7. Samples -- Submit standard size carpet samples of each type of carpet, in each specified pattern, color and construction.

1. Any alternatives to specified product(s) must be submitted for approval at least (10) ten working days prior to bid or proposal.

2. Final Sample Submittal -- Submit two (2) sets of samples for each carpet type.

3. No carpet shipments are permitted until acceptance of final samples by representative of the end user or architect/design firm, certifying that samples are the approved color, pattern, texture, and with appropriate printed pattern definition (if applicable).

4. Custom Color Only -- Quality color samples shall be signed by a representative of the end user or architect/design firm, certifying that samples are the approved color, pattern, texture, and with appropriate printed pattern definition (if applicable).
5. Samples submitted will be assumed to be the manufacturer's best obtainable match to the carpet described under Materials section.

8. Maintenance Instructions -- Submit to the end user or architect/design firm two (2) copies of the manufacturer's carpet maintenance instructions, including information needed for the removal of common stains from each type of carpet required.

1. A representative from the carpet manufacturer shall meet with representative of the end user and architect/design firm to review the characteristics of the recommended procedures, prior to post construction clean up or occupancy of the finished spaces.


1.3 ATTIC STOCK

1. Provide minimum of three percent overage of calculated yardage for each type of carpet (calculated yardage shall include carpet needed for complete installation plus waste and usable scraps).

1. Elevator Carpet -- Provide extra stock for elevator carpet for two complete carpet changes for each elevator cab.

2. Deliver specified overrun and usable scraps of carpet to owner's designated storage space, properly packaged (boxed) and identified. Redirect small pieces of waste carpet to be appropriately recycled.


1.4 PRODUCT DELIVERY AND STORAGE

1. Deliver un-cut carpet rolls in sealed protective wrappings.

2. Storage and staging area at the site must be coordinated with the end user.

3. Store carpet in working areas, which have been enclosed and have maintained environmental conditions as those planned for occupancy. Carpet shall be allowed to reach room temperature or minimum temperature recommended by manufacturer before installation.

a. Relative humidity in excess of 70 percent can cause moisture gain in some carpet constructions and should be kept to a minimum to help avoidinstallation delays and seaming problems. Construction schedules should allow for carpet to be rolled out and acclimatized.

4. Materials shall be stored in an enclosed and dry area protected from damage and soiling. Stacking more than two rolls high can cause roll crush and pile misdirection. Avoid stacking rolls for extended periods.

5. When pre-cutting is necessary; cuts should be delivered in rolls rather than folded. Do not crease or fold carpet cuts.

6. Job must always be staged according to pattern-size variations on each roll when patterned carpet is involved to best facilitate and expedite the installation as well as assure proper alignment at all seams.


1.5 PRE-INSTALLATION MEETING

1. The Trade Contractor shall meet at the project site with representatives of the end user or Construction Manager to review the carpet installation procedure and coordination with other trades. The Trade Contractor must have available at this meeting the carpet manufacturer's installation procedures and instructions for the carpet types specified in the various applications required.

1.6 WARRANTY

1. Trade Contractor agrees to rework any defective carpet handling or installation workmanship during one (1) year warranty period following substantial completion.

2. Trade Contractor shall provide warranties agreeing to replace defective materials during one (1) year warranty period following substantial completion. Trade Contractor shall also submit agreed upon manufacturer warranties.

PART 2 PRODUCTS


2.1 MANUFACTURER

1. Subject to the minimum requirements listed above and below, provide carpeting as specified.

1. Colors and patterns of carpet shall match samples.

2.2 BROADLOOM CARPET

1. Roll Markings -- Mark each carpet roll according to style, color, pattern-length variations, dye lot, run number and length. Within each continuous carpet area, install carpet from same dye lot and run. Patterns should be measured to accurately reflect variation. Representative pattern measurements should be recorded on each roll to help facilitate staging and installation.

2. Carpet Construction Specification -- All yarn and carpet shall be manufacturer's first quality and contain xxx% recycled content.


2.3 RELATED CARPET MATERIALS

1. Leveling Compound -- Latex type as recommended by carpet manufacturer and is compatible with carpet adhesive and curing/sealing compound on concrete.

2. Multi-Purpose Adhesive-- Provide adhesive as recommended by carpet manufacturer for direct glue-down.

3. Carpet Edge Guard, nonmetallic -- Extruded or molded heavy duty vinyl or rubber carpet edge guard of size and profile indicated and with minimum two inch wide anchorage flange; colors selected by architect/designer from among standard colors available within the industry.

4. Stair Binding – Binding used on the exposed edge of stair carpet shall be manufactured of synthetic material and color matched to the stair carpet. Sample of binding color and quality shall be submitted for approved by the Architect.

5. Miscellaneous Materials -- As recommended by manufacturer of carpet cushion and other carpeting products and selected by Trade Contractor to meet project circumstance and requirements.

PART 3 EXECUTION


3.1 PRE-INSTALLATION REQUIREMENTS AND PREPARATORY WORK

1. The Trade Contractor shall measure carefully and check all dimensions and other conditions in the field to insure proper fit in the areas designated. Trade Contractor shall be totally responsible for the accuracy of his measurements on total yardage requirements, individual floor yardage requirements and dye lot yardage requirements. The Trade Contractor will consider no request for carpet or installation extras from the owner because of measurement or takeoff errors.

2. Trade Contractor shall coordinate all installation activities with the end user.

3. Removal of carpet to be replaced should be handled according to pre-approved plan for reuse and/or recycling.

4. Sequence carpeting with other work so as to minimize possibility of damage and soiling of carpet during remainder of construction period. Do not commence carpet installation until painting and finishing work is complete and ceiling and other overhead work has been approved and completed, unless specifically approved by the end user, in writing.

5. Trade Contractor must examine substrates for conditions over which carpeting is to be installed.

1. New concrete shall be allowed to cure for ninety (90) days before carpet installation.

2. Trade Contractor shall perform moisture content testing with proper application of the calcium chloride method. Action Back carpets should not be installed if moisture vapor readings exceed five pounds as determined by the proper application of the calcium chloride test method. Moisture barrier carpets should not be installed unless the calcium chloride testing finds three pounds or less of vapor emission. Also, test the chemical pH of the concrete slab to insure Ph reading is not greater than 10. Do not proceed until unsatisfactory conditions are corrected and the longevity of the installation is assured.

3. Cracks 1/16" or more, holes, unevenness and roughness must be filled, leveled and made smooth with a compatible latex floor-patching compound. Prior to filling, the floor must be swept clean of all loose granular debris. After filling, allow filler to dry. Then damp mop the floor with warm water and allow to dry. Vacuum after mopping, to insure all loose granular debris is removed and provide a proper substrate to install carpet.

4. All surfaces to receive carpet shall be clean and dry, and in a condition satisfactory to the Trade Contractor. Then, Trade Contractor shall notify Construction Manager in writing of any conditions, which will prevent him from producing satisfactory finish work after above specified preparatory work is completed.

5. Trade Contractor shall clean floors again immediately before installation of carpeting.

6. Confirm compatibility of adhesive with curing compounds on concrete floors.

7. Environmental Conditions -- Areas to be carpeted must be pre-heated at a minimum of 68o F. for at least 72 hours prior to installation with the relative humidity not more than 65%. A minimum temperature of 50o F. shall be maintained thereafter. Carpet and adhesive must be stored at a minimum temperature of 68o F. for 72 hours prior to installation.

8. Once the Trade Contractor commences installation work under this contract, it shall be assumed that the condition of the floor has been accepted and any repairs or further corrections in the floor surface shall become the responsibility of the Trade Contractor.

3.2 INSTALLATION

1. General

1. Comply with manufacturer's instructions and recommendations for carpet installation.

2. Provide cut outs where required. Conceal cut edges with protective edge guards or transitions.

3. Install tight against walls, columns and cabinets so that the entire floor area is covered with carpet. Cover over all floor type door closers.

4. Install transition strips at all openings and doors wherever carpet terminates, unless indicated otherwise. Prior to installation, report to the Construction Manager all other obstructions, which may occur.

5. Cutting shall be done in accordance with the manufacturers
recommendation, using the tools designed for the carpet being installed. Pattern size or loop integrity shall not be compromised by the trade contractor’s use of trace cuts or double cuts on any side seam.

6. All seams must be sealed with the appropriate seam sealer as recommended for the product by the manufacturer.

7. All carpet shall be installed with pile-lay in the same direction.

8. Use leveling compound where necessary. Any floor filling or leveling shall have a minimum of 4'0" of feather.

9. Expansion joints -- Do not bridge building expansion joints with continuous carpeting. Provide for movements.

10. Stairs – All carpet installed on stairs shall be installed in the direction that minimizes the opening of the carpet rows. On radius or curved stairs install carpet with contact adhesive. Minimize any relief cuts to accommodate the curvature and ensure that any pattern and texture is not distorted. Bind any exposed edges with a machine applied synthetic binding color coordinated with the carpet. All borders shall be held to a tolerance of 1/8”.

2. Installation

1. Install carpet according to carpet manufacturer's printed instructions and in keeping with the CRI Installation Standard 104

2. Tufted patterns must be row-cut on both side seams to maintain pattern integrity.

3. Maintain pattern integrity on all end seams.

4. Each roll of tufted patterned carpet must be sequenced according to pattern-size measurements supplied by the manufacturer or measured and sequenced on site by the installation service provider in order to expedite the installation and to assure proper pattern match.

5. Rolls with longest patterns should be installed first with the installation continuing by sequencing rolls according to decreasing pattern sizes. Perceived pattern problems should be resolved with the manufacturer prior to start of the installation.

6. Trade Contractor needs access to space to be carpeted in order to assure proper pattern alignment. Trade Contractor provider must be able to dry lay or loose lay as much of the tufted patterned carpet as possible to successfully “map” the installation. This will help assure proper pattern match and in aligning the patterns with walls or other permanent fixtures.

7. Pre-stretching or power stretching and stay nailing in adhesive may be necessary to align patterns. If proper pattern alignment appears unlikely for any reason, the Trade Contractor should stop the installation immediately and contact the manufacturer for further instructions before proceeding.

3.3 CLEANING AND PROTECTION

1. On completion of the installation in each area, all dirt, carpet scraps, etc., must be removed from the surface of the carpet. Any soiling spots or excessive adhesive on the carpet shall be removed with the proper spot remover.

2. Do not allow construction traffic, other than as may be required to fit up specific carpeted area, to traverse the completed work.

3. Remove debris, and sort pieces to be saved from scraps to be redirected and recycled.

4. End user shall protect carpeting against damage during construction. Cover with 90# kraft paper with taped joints during the construction period, wherever protection is required, so that carpet will be without any indication of deterioration, wear, or damage at the time of acceptance. Damaged carpeting will be rejected. As the carpet is laid, remove all trimmings, excess pieces of carpet and laying materials from each area as it is completed.

5. At the completion of the work and when directed by the end user, vacuum carpet using commercial dual motor vacuum of type recommended by carpet manufacturer. Remove spots and replace carpet where spots cannot be removed. Remove rejected carpeting and replace with new carpeting. Remove any protruding yarns with shears or sharp scissors.


3.4 INSPECTION

1. Preliminary Acceptance -- Upon completion of the carpet installation of each floor, it shall be inspected by Owner, the Construction Manager and Trade Contractor.

2. Upon completion of the installation, verify that work is complete, properlyinstalled and acceptable. Remove and replace all work not foundacceptable to the owner at the installer's expense.

By implementing a routine carpet maintenance program, you preserve and maintain your floor covering and extend the life of your carpet investment. Routine care makes restorative cleaning unnecessary. Restorative cleaning is required when carpet has been neglected and its appearance has degenerated to a point where cleaning is an absolute necessity. Excessive soils and stains may require many methods or a combination of methods to be utilized by a solutions provider. However, restorative cleaning may not achieve the desired original beauty and appearance of the floor covering. Routine care means a longer lasting product. .
